We offer home inspections 7 days a week throughout Southern California
(Orange County, Los Angeles, San Bernardino, Riverside and San Diego).
We typically schedule inspections at 9:00am, 12:00pm, 3:00pm or 6:00pm.
However, we will work around your schedule if there is a time that works better for you.
Your Standard Home Inspection: What we check
Before your inspection, we will need to know a few basic things about the property (Like address and approx. square footage). Please see below for pricing, which is based on square footage of the property. In general, the larger the home, the longer your inspection will take (and the longer the report will be, too).
During your home inspection, the inspector will examine the following to ensure quality and safety:
1: Interior & Exterior walls, windows & doors
INTERIOR: We will inspect the doors for proper open/close function. Windows will be checked for proper weatherproofing and also for proper open/close function. We will also do a visual inspection of all interior walls and floors and will perform moisture meter tests when necessary.
EXTERIOR:We look at walkways, doors, patios/patio covers, eaves, fascia, soffits, siding, retaining walls and fencing. We inspect for any damages such as termites, mold, cracking and all safety concern.
We will test the thermostat for proper function and test weather fluctuations for hot and cold temperatures. We will visually inspect the furnace, ducts, AC Condenser unit, filters and condensation lines. In addition to this, we always perform a gas leak test to ensure safety.
We look for proper air ventilation, past or present moisture/leaks and mold. We check for any signs of pests and check for structural defects such as cracking in foundation and shifting.
We perform a visual inspection of the fireplace and chimney, check for proper air ventilation and overall fireplace safety.
5: Roof & Attic
We look for deformities in the structure, such as missing or damaged shingles/tiles, check downspouts and gutters and examine flashing. We will examine the attic for proper insulation. We will check for mold, water/structural damages and signs of pests.
We will visually inspect/test all outlets, GFCIs and interior/exterior electrical systems. We inspect circuit panels for proper installation and grounding.
We will visually inspect all faucet fixtures, water lines, shut off, sinks, tubs/showers, toilets for any water leaks or damages. We will also perform a water pressure test.
